U will need to pay for foreign levy which is about RM 21,000.
U also need to pay for the MOT (memorandum of transfer) + loan stampduty. = around RM 23,000

Since u are Singaporean, bank normally can loan u 75%

Assume your loan amount is = RM 460,000
Downpayment is = 605,000 – 460,000 = RM 145,000

Total cash to give before get the key
145,000 + 21,000 + 23,000 = RM 189,000 ( around this figure)
